I didnt really know where to put this topic but has anybody had experience with kit homes or self build homes. i am in the very early stages of thinking about building and trying to figure out how much it is going to cost me to put up a house.

For two years we tried to build a house and continually fell foul of the planners Twisted Evil

bless them. We gave up in the end and brought a reno job which is great. When we were planning the build we went for a timber framed job by century homes. They have a wide selection of standard packs which they will mod to your own requirements. Their latest brainchild was "A house for tomorrow" which was a sealed in a poly bag type of construction. It would seem that the actual build was easy enough but the finishing work is far greater than we thought at first. The frame goes up. You bribe the fitters to felt and batten the roof and so leave the construction watertight. Then its all up to you to Finnish yourself or get in artisans to help you out. We estimated 140K euros to build a four bed house providing you are prepared to do alot of the work yourself. Hope this helps and good luck.

Most things in life come with a price tag.
As far as I know the price is not prohibitive.
The knowledge gained would be a great help for anyone, even if your having a conventional house built.
This course which I have done (2006) gives you a wealth of knowledge.
Knowledge is power. Ask any architect.
Anyway thats me finished on this subject.

We to cosiderd a house by kingspan, timber frame kit, you can design to your own spec aswell, watch out for the hidden costs, i.e scaffolding its cheaper to rent for a fixed period approx 6k for 6 mths rougly, because you need a cert to say it was erected by a qualified person or kingspan wont go anywhere near it and you need the scaffold for them to erect, if you buy the scaffolding you need to employ a qualified certified person who can leave a cert, last price i got was 2.50 a meter, and theres a lot of meterage around a house and from ground to height of scaffolding needed, alright you can resell the scaffolding after but how much will you get for it Question

i was looking at the kingspan option as well does it work out anyways cheaper

cheaper is debateable i would ay it works out cheaper than a conventional block house plus you get
interior dooors
skirting
plasterboard
battons and felt for roof

all you need to finish are slates, windows, external doors, blocks for exterior and stuff like that plus all your plumbing, electrics etc

in total our kit for a 3 bed bungalow 15m x 9m was approx 23k erected total build estimated 80 - 100k depending on what you can do yourself

if your taking out a mortgage look at the ebs selfbuild as you get 100% loan for house (and 90% on purchasing site if you need to buy a site)

i wouldnt think that the 100 % mortgage would be available anymore. I am in the process of applying for an ebs mortgage at the minute they seem to be the best around.
