I don't know much detail because I dismissed these schemes at an early stage ( too long-term ) but am told that there is a signifant but not obvious bit of smallprint -- you have to authorise the sponsors (?) to construct tracks for access , which is reasonable , but they then become a public right of way for-ever . I haven't checked which particular scheme and can't say whether true but suggest a careful reading of any contract .

Interesting because up by us they have put barriers with padlocks on to stop you entering the access roads by vehicle, probably because the boy racers use them as rally tracks so does this mean that you cannot walk up these access roads aswell
